    Bristol’s Beacon Tower is now fully let

    ARC Retail & Leisure has acted as sole agent on Beacon Tower since the end of 2021, advising AEW on all retail, restaurant and leisure lettings.

    Beacon Tower is a landmark 15 storey office building in central Bristol, totalling over 90,000 sq ft. Underneath the offices is approximately 20,000 sq ft of retail, restaurant and leisure floorspace, adjacent to the transformed Bristol Beacon concert hall & music venue. Following surrenders, regears and completion of landlord’s works to create well configured space, ARC successfully let 11,403 sq ft to award winning boutique gym operator, Luxe Fitness on a new 15 year lease at a rent of £125,000pax with annual indexation. One of the co-founders of Luxe Fitness is Olympian, Allyn Condon, who competed for Team GB at Sydney 2000 and Vancouver 2010 games. Luxe Fitness opened in January 2023. Other lettings were concluded to Smile 2 Impress, an international dentistry business and Bambalan, a vibrant Mediterranean restaurant and bar with the best outside terrace in Bristol.

    Carousel opening in Worcester City Centre

    ARC Retail & Leisure has successfully advised a private investor in acquiring and leasing 1-2 The Shambles, Worcester.

    Following the purchase, ARC negotiated an early surrender with the former tenant, Argos and simultaneous pre-let with Lindum Leisure Ltd, trading as Carousel Bars. The surrender from Argos generated a capital receipt to re-purpose this two storey retail store, whilst Carousel signed a new 25 year lease at a rent on £150,000 per annum exclusive with annual indexation.

    Carousel, is a Victorian themed restaurant and bar designed to mimic a merry-go-round filled with retro arcades, modern games and a rooftop bar.

    The application to convert the former Argos store has been fully approved by planning officers at Worcester City Council and work on site is due to commence shortly.

    One of the longest deals in Loungers history has completed in Yeovil

    On behalf of overseas investors, ARC Retail & Leisure is pleased to announce the lease of former banking premises on the High Street in Yeovil has finally crossed the line.

    This corner building, comprising 11,169 sq ft over five floors, was originally let in its entirety to TSB Bank with part of the ground and first floors sub-let to Caffe Nero. It was a complex transaction involving two surrenders, two AFLs, a dilapidations claim as well as planning and licensing applications. Terms were agreed and solicitors instructed in January 2021. Barolo Lounge opened on 10th April 2024.

    ARC Retail & Leisure leading the search for new PDSA shops...

    Following recent openings in Stroud, Bridgend, Kingswood, Neath, Keynsham, Barry and Plympton, ARC Retail & Leisure is retained to secure additional sites for PDSA in the South West and South Wales in 2024.

    PDSA require between 1,000 sq ft and 2,000 sq ft sales plus 500 sq ft ancillary. Good footfall, plus vehicular access for deliveries and donations is essential.

    Following Bosco's successful recent openings in Bath and Cheltenham, ARC is retained to secure additional sites in 2024.  Bosco are now trading from 4 locations and have also introduced a fresh new concept Pizzucci which opened @ The Promenade, Bristol earlier this year.

    Bosco are looking for 3,500 sq ft whilst Pizzucci can trade from between 1,000 - 1,500 sq ft with external seating.
